Renovated and charming villa with a large terrace, garden, garage, fantastic lake view and room for expansion

Villa in Tronzano. This charming villa with a beautiful garden is located in Tronzano, a small, still very original village with many walking and hiking trails, only about 3 km from Switzerland and offers a magnificent view of the lake, of Brissago, of the Brissago island and the surrounding mountains. The lake can be reached in about 5 minutes on foot.
The villa, consisting of 3 separate units has a total living area of approx. 190 sqm, is divided as follows: 1st unit: large and bright living/dining room with open kitchen, 1 bedroom, a large attic room, a modern bathroom and a large terrace. 2nd unit: living room/bedroom, kitchen and a bathroom. 3rd unit: under construction. The property also offers a garage and 3 cellar rooms. The beautiful garden has a size of approx. 1,740 sqm.

The Municipality of Tronzano Lago Maggiore is located on the Lombard shore of Lake Maggiore, lying on a hill overlooking the Verbano at about 350 meters above sea level, under the slopes of Monte Borgna, on a vast area of ??about 11 square km with a difference in height of about 1000 m (from 193 ms / m of the lake to 1,160 m of Monte Borgna).

Its ancient origins are testified by the archaeological finds and by the signs that man has left on the territory for his activities. It is probable the Celtic origin of the first settlements in a territory "on the way of the people" which, running along the lake along the terraces of glacial origin, connected the Alpine area to the pre-Alpine area.

The core of Tronzano which, like the hamlet of Bassano, located at 530 m above sea level, has maintained its original appearance.

The lakeside area is characterized by the small localities Ronco Scigolino, Poggio and Canovi, the mountain part from the locality of Monti di Bassano.

Lake Maggiore is 64.37 km (40 mi) long, and 3 to 5 km (2 to 3 mi) wide, except at the bay opening westward between Pallanza and Stresa, where it is 10 km (6 mi) wide. It is the longest Italian lake, although Lake Garda has a greater area. Its mean height above the sea level is 193 metres; a deep lake, its bottom is almost everywhere below sea-level: at its deepest, 179 metres below. Its form is very sinuous so that there are few points from which any considerable part of its surface can be seen at a single glance. If this lessens the effect of the apparent size, it increases the variety of its scenery. While the upper end is completely alpine in character, the middle region lies between hills of gentler form, and the lower end advances to the verge of the plain of Lombardy Lake Maggiore is the most westerly of the three great southern prealpine lakes, the others being Lake Como and Lake Garda. The lake basin has tectonic-glacial origins and its volume is 37 cubic kilometres (9 cu mi). The lake has a surface area of about 213 square kilometres (82 sq mi), a maximum length of 54 km (34 mi) (on a straight line) and, at its widest, is 12 km (7 mi). Its main tributaries are the Ticino, the Maggia, the Toce (by which it receives the outflow of Lake Orta) and the Tresa (which is the sole emissary of Lake Lugano). The rivers Verzasca, Gione, and Cannobbino also flow into the lake. Its outlet is the Ticino which, in turn, joins the river Po just south-east of Pavia.
